Plan Development Procedures

 

Consultation

During this phase we meet and discuss the overall needs of the client and the
plan development process.  Upon agreement between with the architect and client,
a 50% retainer will be due, a schedule will be developed for completion of each
of the phases listed below and we will begin preparing drawings for the
preliminary review.

 

 
Preliminary Review (Revision A)

At this phase, only the floor plan and the front elevation will be reviewed. It may
be necessary for the client to take the drawings for further review. All changes must
be marked on the drawing with a red pencil. It is expected that there will be numerous
changes during this phase of plan development. Once the preliminary drawings are
returned, all changes have been discussed and drawings have been signed, we will
begin preparing drawings for the design review.

 

Design Review (Revision B)

At this phase, all drawings will be reviewed (site plan, floor plan, elevations, electrical
plan, roof plan, interior elevations and framing plan). The marked up drawings from
revision A will be present in order to confirm that all changes have been made. We will
review each drawing (the client is welcome to take the drawings for further review) and
mark all changes (red pencil) as mentioned above.  It is expected that there will be a
minimal amount of changes at this phase. Once the design review drawings are returned,
all changes have been discussed and drawings have been signed, we will begin
preparing drawings for the final review.

 

Final Review (Revision C)

At this phase, all drawings will be reviewed again (site plan, floor plan, elevations,
electrical plan, roof plan, interior elevations and framing plan). The marked up drawings
from revision B will be present in order to confirm that all changes have been made. We
will review each drawing and again, the client is welcome to take the drawings for further
review and mark all changes as mentioned above.  Only very minor changes are expected
at this phase. Once the final review drawings are returned, all changes have been
discussed and drawings have been signed, we will begin preparing your drawings for
final prints and copies. Any changes made to plans after the final review drawings have
been returned and signed will be billed at an hourly rate of $55.00. A final payment of 50%
will be due at the time of delivery of your final prints or copies.

 

Time Required for Plan Development

It is difficult to estimate the amount of time needed to complete a set of plans. The time
varies depending on the existing workload and the complexity of each project.  Typically
one to two weeks is required between consultation and preliminary review and one
week between each of the remainder of the phases. If your needs require your plans to
be completed before the estimated time, we can work to accommodate your needs.
