Town and Country Living
Sagewood Homes has thoughtfully chosen locations to build on larger home-sites offering all the conveniences of traditional communities and the benefits of good neighbors and architectural continuity. Clients can now choose rural settings with quick freeway access and nearby shopping gently blending the town and country lifestyles. Sagewood Homes has now made possible the quaint country life we all wish for, but not forgotten the reality of getting to work in the big city.
Privacy
If you are interested in your breakfast room window not looking out at your neighbor’s bathroom window or being able to sit in your back yard without your neighbor watching you from their second story windows, then acreage communities are for you. Putting space between you and your neighbors is rapidly becoming a rare and valuable commodity. It is all about land. Land is the single most expensive component of your new home. Come see how you can get more land, and more privacy, for your money.
Affordability
Some acreage communities are not part of existing Municipal Utility Districts (MUDs). Not only does that mean the land was less expensive to buy, it is less expensive to own. Many new communities have an additional tax of $1.35 per $100 of appraised valuation to pay for their water and sewer. That means that if your house has a value of $250,000 you will pay an additional $3,375 in taxes every year. If your home is not in this MUD district, you will save $3,375 in MUD taxes every year, allowing you to afford more home in an acreage community than a traditional community. The utility systems in each acreage community have some offsetting expenses, check with your Sagewood sales representative for the actual yearly savings in the acreage community of your choice.
Natural Beauty
Home-sites in traditional communities that border parks and nature preserves have always been priced with large premiums. In acreage communities, every home comes standard with its own open spaces or wooded preserve. Wild bird feeders are found in almost every backyard around these beautiful oversized home-sites. Many homeowners manicure the immediate areas around their home and let nature do the yard work around the perimeter of their property. Most of our acreage home designs include an attached three car garage to the side of your home, freeing your back yard to express yourself.
Room for Families
Whether you choose natural woods for exploring or a swimming pool and playgrounds, your family will have the ideal backyard allowing you and your kids to have your own new kind of space. Big home-sites are a way of giving your children a reason to stay at home after school and a chance to grow-up in a special kind of place. All large lot communities come standard with three car garages and larger, if you wish. Even if your nest is empty, your yard will be the perfect setting for a relaxing evening.
